This 7-level commercial office building is situated on a double site in the creative/tech hub of Cremorne, located adjacent to an arterial rail corridor with expansive upper level views ranging from the Dandenong Ranges to the east and Melbourne CBD towards the west.
Originally conceived as two side-by-side office buildings with matching architectural treatment, it was decided late in the documentation process to remove the central dividing walls and open the floor plates to capitalize on larger format and prospective tenants. The result is a unique commercial outcome with dual lift/stair access, double width foyer, symmetrical parking & amenities with flexible office floor plates.
The building consists of ground floor car parking, several multi-purpose ‘wellness’ and end-of-trip spaces, six levels of commercial office space, and generous outdoor terraces to maximize the captivating city and suburban views.
The streetscape podium design incorporates an alternating cantilever slab structure to each floor between level 01 and 03, with operable windows that provide access to façade planter-box vegetation. The two-tone aluminium façade treatment aims to provide a distinct separation between the two halves of the original two- building proposal.
Levels 04 to 06 feature a dynamic perforated screen system designed to control solar glare within the upper floor plates. This system allows occupants to regulate the internal climate, ensuring a comfortable working environment for staff while improving energy efficiency and cost-effectiveness.
